Creation of ad & marketing property until filled. Use of traditional advertising - print ads, online listings AND social media channels for the greatest exposure. We take calls, questions & pre-screen interested parties. We accompany all prospective tenants through your property for showings. Thorough screening for primary business owner. (Rental references, income verification, public records and credit check). PLUS business credit report verification. Set up on tenant portal for ease of payment, building work orders, etc.
Prepare all lease documents, addendums, move in inspections and sign lease with new tenants. Notices to tenants when needed. Bi-annual inspections. Monthly payment, accounting and reports. Owner portal provides access to your accounts on your schedule.
We set up Maintenance & Property Repairs - small upcharge above invoice amount for repairs/maintenance. 24/7 maintenance calls for emergency services. Additional services available upon request.
Management Fee - on gross rent collected.
Vacancy Fee charged up to $50/mo. when there is no tenant, to maintain cleanliness & curb appeal.
