Full Commercial Property Management

One Time Set up Fee - per unit/building $100

Rental Market Analysis - Use comps to determine a competitive lease rate for your property based on location & amenities. Photos, obtain keys & property tour. Determine marketing features of your rental/property. Document current unit condition at time of property set up. Tips and a list of items to help bring your units or property to rent ready condition - curb appeal. 

Creation of ad & marketing property until filled. Use of traditional advertising - print ads, online listings AND social media channels for the greatest exposure. We take calls, questions & pre-screen interested parties. We accompany all prospective tenants through your property for showings. Thorough background check for primary business owner. (Rental references, income verification, public records and credit check). PLUS business credit report verification. Set up on tenant & owner portal for ease of payment, building work orders, property tracking etc.

Preparation of all lease documents, addendums, move in inspections and sign lease with new tenants. Notices to tenants as needed. Bi-annual inspections. Monthly payment, accounting and reports. Lease expiration letters and renewal options to maintain lease retention. Owner portal provides access to your accounts on your schedule.

We set up Maintenance & Property Repairs with your vendors or our licensed and bonded contractors - small upcharge (15%) above invoice amount for any repairs, maintenance, etc. that we provide. 24/7 maintenance calls for emergency services. Additional services available upon request. $40 per hour.

Utility Fees - 10% for any monthly utilities we pay on your or your tenants behalf such as city, power or gas.

Management Fee - on gross rent collected. 5% for 1-5 properties or 4% for 6 or more. Minimum management fee is $100 per month per unit.

Vacancy Fee charged up to $100/mo. per unit when there is no tenant, to maintain cleanliness & curb appeal during lease up period.

Hourly Rate - We bill $40 per hour for any services we provide that are not mentioned above. Such as repairs we perform or special requests you have for your property.
