Blue Mtn Rentals LLC - Standard Property Management Fee Schedule:
Monthly Property Management fee - Fees are negotiable dependant upon services provided:
10% for up to 5 units,
9% for 6-10 units,
8% for 11-15 units,
7% for 16-20 units
6% for 20-25 units
5% for 25 or more units
Based on Gross Rents Collected monthly OR a flat $50 minimum per month fee per unit, whichever is greater
(All advertising and the first lease per occupancy is included)
Additional Fees Blue Mtn Rentals LLC bills above base management fee:
Reserve Fund – Maintain balance of $500 per unit up to 10 units, $250 per unit for 10 -20 units and $100 per unit for 21 or more units.
Property Set up Fee
$40 per unit up to 10 units,
$30 per unit for 11-20 units and
$20 per unit for 21 or more units.
Maintenance Fee 15% above the amount of the invoice for repairs, maintenance or services provided by vendors, to the property.
Fees for Services Provided (vending machines, coin op laundry, utility fee collection, etc.) 15% above amount of gross receipts.
Utility Payment Services - $15 per utility bill that we pay regularly on your behalf (City, Gas or Power, etc.).
Charged in a percentage equal to Property Management Fee shown above if Pet Rent
25% of any flat Non-Refundable Pet Fee. We do not take a percentage of refundable deposits.
OR both if both are collected from tenant at lease signing.
Late Fee Collected from tenant - 50% of any late fee collected (covers costs of time for communications and notices issued)
Lease Renewal Fee $50 - per lease term.
No charge to owner if tenant is allowed to go month to month after lease term ends.
Month to month agreement will have a premium
rental rate after lease term ends. (monthly - $25 up to 10% more on a 6-12 month lease renewal option).
Vacancy Fee $12.50 per week, up to $50/mo. maximum to keep unit with curb appeal for a marketable condition (weekly cleaning, lawn mowing, etc).
Eviction Fee 10% above what the attorney invoices for services if eviction occurs 6 months or more after tenancy begins.
NO mark up if eviction occurs within the first 6 months of tenancy that we placed, you pay only the attorney fees as billed.
All non-refundable fees are issued to owner in the month the lease is signed (Pet, Cleaning, Carpet Cleaning, Key/Lock Replacement, etc)
Additional Services as agreed at $40 per hour, with a 15-minute minimum.
Fees for owner based issues:
Late Payment Fee for outstanding owner/client invoices 1.5% per month on outstanding balance.
Returned Check Fee on owner/client payments $40 per occurrence, or maximum allowed by WA State laws.
Blue Mtn Rentals, LLC reserves the right to demand direct deposit or ACH payment after 2 NSF checks from owner/client.
Referral Discount – $25 per referral. No limit on the number of referrals you can send our way!
Credit will show on the following month’s invoice or reports.
